Changing the name on your mortgage is a records update, not a new loan. What ten lenders ask for, which want a passport first, and adding a borrower.

Send your lender the document that changed your name. It is a records update: the loan and the borrowers stay the same, and no lender we checked mentions a fee. Halifax, TSB, the Co-operative Bank and, for its accounts, Lloyds want a passport or licence beside an unenrolled deed poll. Adding or removing a borrower is a separate, legal process.

Do you need to change your name on your mortgage after marriage?#

In practice, yes. Barclays asks you to mention your mortgage when you change your name with it, so that it can update the mortgage too, and TSB asks anyone who has changed their name without telling it to send proof before applying to let their home. None of the lenders we checked sets a deadline or mentions a fee.

It matters most when you next remortgage, move or borrow more. HM Land Registry says lenders commonly refuse to lend unless your details exactly match the register, and that if you marry and remortgage together, the lender might insist on the update before a mortgage offer. Change both records before either of those. Scotland and Northern Ireland differ: house deeds there.

A new name is not a new borrower#

Changing your name leaves the mortgage as it is: the same loan and the same people responsible for it. Adding your husband or wife, or taking off a former partner, is a different request, and every lender that publishes a process treats it as an application of its own, with affordability checks:

  • Halifax and Lloyds call it a remortgage in the names of the new owners, with possible fees and a conveyancer or solicitor.
  • NatWest calls it a Transfer of Title, charges £185 in its tariff of charges, and allows no more than two people on a mortgage.
  • Nationwide calls it a change of borrower or transfer of equity, for £125, and Santander a change of borrower, for £95. Virgin Money charges £185 for a change of parties, if it agrees to one, and says to allow at least 12 weeks.
  • Barclays and TSB call it a transfer of equity. TSB says the legal work typically costs around £300, paid to your solicitor, when it is done as part of a remortgage with TSB.

The register works the same way. GOV.UK says adding someone as a joint owner means applying to HM Land Registry with a transfer form, form TR1, alongside form AP1, an identity form and a fee, whereas a change of your own name is free.

Skipton's change of name form also accepts a valid passport or driving licence in the new name, and takes only originals or solicitor-certified copies. Many lenders want your old and new signatures too, and most take the original in a branch or a certified copy by post.

Does the bank's deed poll rule apply to the mortgage?#

Mostly yes, because the mortgage goes through the same change as your accounts. Barclays updates the mortgage with everything else when you tell it, so its first-name rule applies. Halifax's mortgage page sends you to the same form as its accounts, and the list that goes with that form accepts an unenrolled deed poll only beside a licence or passport in the new name. TSB publishes no separate mortgage route and points to the same list. Nationwide's form updates every account you hold, so its request for one more ID document beside an unenrolled deed poll applies too, although that document can be in your old name.

Lloyds is less clear. Its general page says one change reaches all your Lloyds Banking Group accounts and sets the licence or passport condition, but its mortgage page asks only for proof "such as a marriage certificate or Change of Name Deed". If the mortgage is your only Lloyds account, ask before you post an unenrolled deed poll.

Santander is the exception. Its branch list wants an ID document in the new name beside an unenrolled deed poll, but the list on its mortgage page, where a change is made by letter, has no such condition.

Where the rule applies, change your passport or driving licence first. For a passport, GOV.UK asks for your deed poll and evidence that you already use the new name, such as a payslip or a letter from your council. Changing your name with your bank sets out the order.

Joint mortgages after marriage or divorce#

A joint mortgage stays joint when one of you changes your name, and the one whose name changed tells the lender. Putting your husband or wife onto a mortgage in your sole name is the transfer described above, not a change of name.

After a divorce, going back to a former name uses the lender's divorce list. Halifax asks for the divorce papers or decree absolute and the marriage certificate, plus one more document such as your birth certificate; NatWest takes a decree absolute with a birth certificate. Taking a former partner off the mortgage is the transfer again. NatWest says it is best to wait until court proceedings are finished if the change is part of a divorce settlement, and Virgin Money suggests the same. GOV.UK says an agreement on dividing money and property becomes legally binding through a consent order approved by a court. Changing your name after divorce covers the rest.

The title to your home is separate#

Your lender's record and the Land Register are two different things, and changing one does not change the other. HM Land Registry updates the register free of charge when you send form AP1 with a copy of the document that links your names: changing your name with HM Land Registry explains the form.

Questions people ask

Can I change the name on my mortgage online?

At some lenders. NatWest takes a change of name through an eForm in its app, and TSB through the chat in its app, and neither publishes a separate route for mortgages. Halifax and Lloyds change a name in their apps on an iPhone, with a driving licence or UK or EU passport, but their mortgage pages give a letter or a branch visit as the way to change a mortgage. The others we checked work by post or in a branch.

Do I need a solicitor to change the name on my mortgage?

Not for a new name: none of the lenders we checked asks for one, although Skipton wants any copies you post to be certified by a solicitor. A solicitor or conveyancer comes in when the borrowers change, which the lenders that publish a process treat as legal work.

Should I post my original deed poll to my lender?

Usually not. Nationwide does not accept originals by post, and Barclays asks for certified copies by post. Halifax returns originals, but certified copies only if you ask. Keep the original for HM Passport Office and DVLA, which want it, and send lenders a certified copy: how many certified copies you need.

How do I change the name on a buy-to-let mortgage?

The lenders' change of name pages we read do not treat buy-to-let separately, with one exception: The Mortgage Works, Nationwide's buy-to-let lender, has its own process: your mortgage number, your old and new signatures, a certified copy of your passport or driving licence and a certified copy of your deed poll or marriage certificate, posted to its office in Northampton.
